Buying property
- Can I buy property in Pakistan from abroad?
- Yes — overseas Pakistanis with NICOP or POC can freely buy residential property in Pakistan with no quota limits. Agricultural land has restrictions. We help overseas clients end-to-end, including remote verification, documentation, and transfers.
- What documents do I need to buy property?
- Valid CNIC (or NICOP/POC for overseas buyers), NTN for tax-filer status, banking-channel proof of funds, and overseas address proof where applicable. Society-specific documentation also applies on transfer.
- Should I only buy CDA-approved societies?
- Strongly recommended for lower legal risk. DHA Margalla Enclave, Park View City, and established Bahria phases are popular for precisely this reason. Pre-launch or pre-NOC schemes can be high risk; we generally advise clients against them unless they fully understand the downside.
Selling property
- How long does it typically take to sell?
- Priced realistically, most plots in our focus societies close within 30–90 days. Houses and commercial property often take longer, depending on condition and market appetite.
- Can you sell on behalf of an overseas owner?
- Yes — with a properly notarised and attested Power of Attorney (signed at the Pakistan High Commission or consulate), we can list, negotiate, and complete transfers without you flying in.
- Do you charge an upfront listing fee?
- No — commission is payable only on successful sale, at standard market rates declared upfront before listing.
Renting property
- Do you screen tenants before they meet me?
- Yes — CNIC verification, employment or business proof, and references. No mystery walk-ins.
- What is the rental commission?
- Standard practice in Islamabad is approximately one month's rent, split between landlord and tenant, paid on lease signing. Exact terms shared before any viewing is arranged.
- Can you manage the property after the tenant moves in?
- Yes — our Property Management service handles rent collection, maintenance, inspections, and tenant issues on your behalf, with monthly photo/video reports for overseas owners.
Construction
- What's included in grey structure vs turnkey?
- Grey structure is the complete structural shell — foundation, columns, slabs, brickwork, plaster. Turnkey additionally includes all finishing — flooring, paint, electrical, plumbing, kitchens, woodwork — with keys in hand. Your contract lists every inclusion and exclusion.
- What are current construction rates in Islamabad?
- Indicative 2026 rates: Grey structure PKR 2,500–3,400/sq ft; Turnkey PKR 6,000–8,800+/sq ft. Final rate depends on structural design, plot, material brands, and finishing tier. Always request a written quotation with explicit material specs.
- How often do I get construction updates?
- Weekly photo updates and short videos via WhatsApp, plus a monthly progress summary. Overseas clients get longer video walk-throughs by arrangement.
Property management
- What's included in property management?
- Rent collection, tenant handling, maintenance coordination, inspections, utility coordination, and monthly photo/video + written reports. Full scope, fees, and cadence are in writing.
- How is rent transferred to overseas owners?
- Rent is collected via bank transfer to your Pakistan account (or Roshan Digital Account). From there, standard banking channels or RDA-based remittance move funds abroad.
Verification
- What does an independent property verification include?
- Physical site visit with 10–25 dated photos, a 2–4 minute commentary video, paperwork cross-check, and a plain-language written field report with honest red/green flags.
- How much does verification cost?
- A plot verification in our focus societies is a fixed modest fee; house and project verifications are quoted by complexity. We share the fee before you commit.
- Is this the same as a legal title search?
- No — verification is physical and visible-paperwork level. A full legal title search through a lawyer is a separate service we can coordinate for high-value purchases.
