Finishing is everything between a liveable home and a bare structural shell. Our scope is itemised in writing before you sign.

Indicative finishing rates

Per sq ft of covered area, in PKR, for 2026. These are add-on rates applied over a completed grey structure.

A coordinated finishing workflow

    Scope & tier

    We walk the grey structure, list every finishing item, and agree on material tier room by room.

  2. 02

    Material selection

    You approve tile samples, paint colours, fixtures, and kitchen layout before anything is ordered.

  3. 03

    Sequenced finishing

    Proper sequence — electrical/plumbing rough-in, flooring, paint, fittings, woodwork — avoids rework.

  4. 04

    Snagging & handover

    Full defect list, deep clean, and formal handover with all fixture warranties and receipts.

Itemised, not bundled

Every finishing element is listed — flooring, wardrobes, fixtures — not hidden in a blanket rate.

Sample approval before order

Tiles, paints, wardrobes are approved on sample before being ordered. No surprise substitutions.

Room-by-room sign-off

Each room's finishing gets a progress check so issues are caught and fixed early.

Proper paint discipline

Primer, two to three coats, edging and cleanup — not a single-coat shortcut.

Finishing — common questions

Do you do finishing only, without handling grey?
Yes. We regularly finish houses built by another contractor. We'll inspect the grey structure first and note any structural issues that need attention before finishing begins.
How long does finishing take for a 10-marla house?
Typical 10-marla finishing runs 4–6 months depending on tier and weather. Premium finishing with imported items takes longer due to procurement lead times.
Can I supply some materials myself?
Yes — many clients source specific items (imported tiles, high-end fixtures). We'll coordinate schedules and document responsibility in writing so nothing falls between parties.
What's the difference between finishing tiers?
Standard uses quality local brands; medium-premium upgrades flooring, wardrobes, and fixtures; premium uses imported finishes and custom woodwork. The tier decides both look and long-term durability.
